This is the absolute fastest way to sell your home fast, at market value, to a person who is going to go out and get a loan. This method always produces a market value offer in 5 days.

You also don’t have to pay any commission because there is no real estate agent involved. In most cases you will only have to make one more payment because the house will be sold in 5 days.

The first step is to get the house ready to sell. We call this the prepping and staging phase. You don’t have to do any repairs at all, but if you want to, then make sure that the repairs you do will bring you two times your money back or don’t do it with the exception of some cosmetic touches that make the property pop.

During this time you will also want to schedule the date that you are going to have the auction. You will need to set aside a Sat and Sun between 12-5 pm. And a few extra hours after 7pm on Sun for the phone auction.

On the week that you are going to have the auction start your marketing on Wed. We use two types of marketing. An ad in the main local newspaper and big signs that people hold at the corners. This marketing material is very specific and will let the potential buyers know about the auction coming up. If you don’t receive 25 calls by Friday night, then cancel the auction and lower the price. The starting price should be 50% of the offer you expect to get.

Next, you will hold the open house and inspection period on Sat and Sun between 12-5. People are allowed to put down their bids at that time. On Sun night you will hold the phone auction with the people who placed their initial bid at the home during the open house.

You will start at the top of the list and call each person giving them the opportunity to place a bid higher than that of the previous high bidder. Some will, some won’t, so what. Once you get to the end of the list you repeat the process until you have a final high bidder.

Now all you have to do is meet with the buyer and get a contract signed and get the earnest money collected. Take everything to the title company or attorney and continue to follow up with the buyer to make sure that the financing is going ok and stay in contact with the title company make sure that everything is still going smoothly. Once the funding is in place, you will schedule a closing with the title company and it’s done.
