Seller Financing: How To Buy A Nice Home For Your Family At A Crazy Good Deal
In this day and time it seems so hard to get a nice home for your family. The loan restrictions and guidelines are impossible, the time it takes to try and get qualified make no since, and it always seem like the mortgage company needs your whole life record including your kids names just to get a loan.
As if the economy isn’t tough enough, now you have to jump through these hoops too when all you want to do is get your family into a nice home. Something that you can be proud of. Something that is affordable. Something this is beautiful.
In this post I just want to open up your eyes to world you may not know of where your dreams of simple and easy home ownership truly exist. It’s not a fantasy, it’s for real. It is possible to own a home in a matter of days to weeks. It is possible to own a home that is affordable and nice. It is possible to own a home without ever having to worry about bank financing.
It’s called seller financing. It’s a simple process really. Instead of having to go down to the bank to get a loan for financing, the seller acts as the bank. They take back a mortgage and you pay them instead of the bank. Everything else happens the same. You put in an offer. You get it accepted. You close at a title company or with an attorney. You get all of the necessary papers.
The big difference is this, you don’t have to go through the banks BS and red tape. I have seen people with credit scores above 750 and half the purchase price in cash and not get qualified to get the rest in a loan. It also took almost 3 months for them to discover that the bank wasn’t going to give them the loan. Shocked? You bet. Who would’ve thought that right?
I have even been a day out from closing and the banks guidelines changed and they decided to not close a loan that they had already been approved in underwriting and was about to close. This doesn’t happen in seller finance situations.
You have to remember although the seller can’t be totally stupid, it’s also in their best interest to get the home sold as fast as possible. They know that just because you may have less than perfect credit doesn’t mean that you don’t deserve to purchase a home. To live the American dream. To provide for your family.
So, I am a firm believer in seller financing. It’s a lot easier to get qualified with a seller than it is with a bank. Start by looking at our list of available properties to see if we have a seller financed property available or even our partner sites.
